NAMFS is pleased to assist in the furthering of their mission to empower seniors and families.

      How can we establish the occupancy status of a property that is severely delinquent, and taking “commercially reasonable and practical” actions to secure, preserve and protect the property. Terms - ‘vacant’, ‘unoccupied’, and ‘abandoned’ are not synonymous in servicing guides, nor in local ordinances and state statutes. Recent court rulings, and conflicting definitions used in state statutes and local ordinances, have made this even more of a challenge. Additionally, how does the industry account for borrower protections and servicing guidelines which conflict. Finally, inspections have become much more than just an "inspection" – can we get the right person, with the right technology, to achieve the results needed, and at what price point?.

      When Will The Current Housing Boom Go Bust?

      The U.S. housing market is in the fifth year of a housing boom that has seen home prices nationwide rise 53 percent since bottoming out in 2012, increasing annually for 20 consecutive quarters since Q1 2012. Foreclosure activity is below pre-recession levels nationwide and in 47 percent of local housing markets. But the boom has been uneven, with more than 5 million homeowners still underwater, and has come at a price, with one in four local markets now less affordable than its historic average. We’ll discuss the possible scenarios that could lead to another downturn in the housing market and uptick in foreclosures over the next five years while providing practical tips and tools to help anticipate local market trends and identify the distress still lingering in your local market.

Discovery Cove is a paradise of rocky lagoons surrounded by lush landscaping, tropical reefs, winding rivers, complete with waterfalls, and pristine white-sand beaches. Upon arrival attendees will have the opportunity to experience two animal ambassador appearances and utilize their two complimentary drink tickets followed by a cash bar.
