What You Need to Know to Find the Right Inn
Acquiring your inn starts with a search to identify the right match for you. A professional lodging broker will explain how to approach the purchase decision and the steps of the transaction. Learn about market valuation, financing and operation of inns that will provide valuable insights into this process. Using examples of actual sales, you will learn how inns are valued as businesses and how to prepare a thorough pre-opening and post-opening marketing plan.

Money & Financing 
Financing the inn of your dreams is quite the challenge. You have gone through the process of finding a viable inn and now all you need is the money! Financing options are varied: conventional bank financing, SBA financing and seller financing. Learn what is required of you and the property you are planning to purchase. (Including terminology, standard industry percentages, etc.)

The Business Plan
This session will discuss how to build your inn’s business plan, which is your vision for the Inn that will help it prosper in the future. It’s the working document that lays out how to accomplish in specific, measurable, attainable and framed in time goals. This will be an interactive session on how to build your inn’s business plan.

Don't Do What I Did
Learn from a 11 year+ innkeeper who, as a sole proprietor, started her bed & breakfast adventure from the ground up...literally starting with the house foundation. Leave this workshop with first hand lessons learned about whole house renovation & construction, and the “do's & don’ts” of putting an inn into day to day operation. Save money, time, and sleepless nights by avoiding common, and not so common, mistakes of starting your new career as an innkeeper.

The Reality of Being An Innkeeper
A panel of innkeepers will discuss operating choices: solo, spouse, partner, investor, management company or friend. What are the emotional demands of innkeeping? What does it take to be a good innkeeper? How will being an innkeeper affect your lifestyle? This is your chance to ask the people who have first-hand experience. 

 5:15 – 6:15 pm
Cocktail Hour with Our Innkeepers
Come join our speakers and innkeepers for an informal get together with drinks and light snacks. Ask your burning questions and get a chance to hear more of their stories about innkeeping.

Getting your Inn Up and Running
Do you know what laws apply to inns in your region? Do you know what forms you need to fill out with your county and what type of insurance you will need to run your business? Come to this session and learn about what legal documents it takes to get your inn up and running, and the questions you should be getting answered as a new business owner. We will talk about hiring, the Americans with Disabilites Act and other things you should be aware of when opening a B&B.

9:30 – 10:30 am
Keeping Your Inn Up and Running
Join veteran innkeeper Stephanie McCaffrey as she provides a look at what it takes to keep your inn up and running (and successful!). She will talk about a day in the life of an innkeeper, what an innkeeper has to plan for on a daily basis, breakfast options, amenities and more!

Providing the Ultimate Guest Experience 
Your guests walk in the door and you have just moments to win them over. Learn how to turn them into lifelong fans from that first impression until the moment they leave your inn. Karen and Bruce are seasoned innkeepers with properties at the opposite ends of the state. Over the years, they’ve mastered the art of anticipating needs and always leaving guests wanting to come back for more. Here’s the secret: the trick is in the small touches. Come find out just what those details are!

What Does it Take to Run an Inn? A Technology Perspective
In this session Dan Lynch, former owner of the Inn on Randolph in Napa, will cover the full range of technologies used at an inn. This session is intended to be an objective, vendor neutral analysis that starts with a functional framework describing the processes an innkeeper has to manage. This framework is then used to better understand the technologies that are available, what they are used for, and how things connect to each other, . With this knowledge you will hopefully have better insight as you evaluate how various products and assess the gaps and potential trade-offs of one option vs. another.

Positioning Your Bed & Breakfast 
There is no right way to position your bed and breakfast. Determining if you are going to be a luxury inn, mom-and-pop B&B or a country retreat depends on your region and target market. From the variety of breakfast options to the types of amenities you provide and linens you use, your inn’s “feel” is just as important as your guest services. Join us for a session on how to best determine the type of inn that will work best for you, how to work with your local resources, and basic marketing tactics you should have in place.

Lessons Learned from past Innkeeping as a Profession Attendees Turned Innkeepers
Join us as we talk to a panel of innkeepers who were in your shoes not too long ago. We’ve invited a few of our Innkeeping as a Profession success stories to come talk to you about the steps they took after attending this workshop and what they learned along the way.
