This workshop will provide students with the advanced tools to create their own financial models (in Excel) in order to both value and analyze real estate debt/equity transactions. Concepts covered in the workshop include: Basic Review TVM PV, FV, RATE, NPER, PMT Accumulating a future Sum (sinking fund) Implied discount rates (wining the lottery) Nominal Equivalent Rates (annual, quarterly, monthly, daily) Mortgage Math PMT function (self liquidating, balloon, negative amortizing, and interest only mortgages) IPMT/PPMT CUMPRINC/CUMIPMT Future balance Creating a floating rate amortization schedule Lenders Yield Incremental Cost of capital Loan Combinations/Blended Yield Pricing loans to achieve a yield (points + rate) Advanced Modeling Functions Search functions: VLOOKUP, HLOOKUP, INDEX, and MATCH Date functions: TODAY, EOMONTH, EDATE, and DATEDIF Scenario Functions: IF, AND, and OR Misc. functions: COUNT, COUNTA, COUNTIF, ISBLANK, CONCATENATION, SUMIF, and ISERROR Loan Sizing Senior Debt: LTV (going In/Exit), DSCR, Debt Yield Mezz Debt: LTV and DSCR Basic Equity Promote Modeling Promote Allocation: GP/LP/Promote calculations and review Waterfall Distribution: IRR based dynamic calculation ALL STUDENTS MUST HAVE A WORKING KNOWLEDGE OF EXCEL TO ATTEND THIS WORKSHOP
