Downtown Dallas, Inc., in partnership with SPSD, JT&L, and Bella Firma, did a complete renovation and redesign of the landscaping and irrigation at Dallas Fire Rescue Station #18 in Downtown! On October 2, we celebrated the completion with a cookout. Developers who are redoing one of Downtown Dallas' largest skyscrapers are getting more time from the city to completed the deal.

Drever Capital Management - which is redeveloping the 52-story former First National Bank tower - also told Dallas' economic development committee that they have a new lender in the project, Dallas-based Cienda Partners.

Drever is spending $430 million to convert the 1.5 million square-foot office high-rise into a combination of apartments, hotel rooms, and retail space.

The project - which has been in the works for several years - is the largest such redevelopment ever in Downtown Dallas.

Drever bought the 53-year-old landmark tower out of bankruptcy in 2016.

Work on the project slowed for several months earlier this year while the developer finalized financing for the deal.

The developer told the economic development committee the financing is set to close before the end of the month.

That's what Mayor Mike Rawlings calls the deck park's long-talked about expansion. The park's new president Kit Sawers says it "completes the park." And Jody Grant, the man who helped create this place — on a highway overpass, out of thin air — sees it as "an opportunity to do more, to do something good for Dallas."

The central feature of the planned 1.2-acre, $76 million expansion is a two-story, 16,000- to 20,000-square-foot pavilion planned for the blank space between North St. Paul and North Akard streets, in front of Hunt Consolidated headquarters. But the new development will also mean some added park space and parking.

"What this means to the citizens is, we're not going to stop with Klyde Warren Park as it is," Rawlings said in an interview this week. "We will continue to make it a living place that grows with our needs."

The Dallas Morning News' historic former headquarters building in Downtown Dallas is being sold to a partnership that includes the region's biggest commercial builder.

Developer KDC is paying $33 million for the 7.2-acre site at Young and Houston streets. It's partnering with Dallas restaurateur and businessman Mike Hoque in the deal.

Dallas-based KDC has built millions of square feet of suburban office space for companies including Toyota, State Farm Insurance, JPMorgan Chase, and Liberty Mutual Insurance.

The pending sale of the vacant office building and surrounding campus comes a year after The News relocated its offices to the historic Dallas Public Library building on Commerce Street Downtown.

Dallas-based shared office firm Common Desk is headed to Downtown's West End historic district for a new location.

Common Desk is teaming up with developer Granite Properties to open a coworking center in the Factory Six03 building at Market and Munger streets. The former West End Marketplace building has been converted by Granite Properties into first-class office space.

Common Desk will set up shop in more than 18,000 square feet in the century-old building.

"The Factory Six03 building has always been one of my favorite buildings in Dallas, and we are excited to expand into this location with Granite Properties," Nick Clark, founder and CEO of Common Desk, said in a statement. "As we continue to grow and evolve our branded amenity offerings, we've become experts on programming and activating common areas in office buildings.

"We're excited to show that off with Granite Properties to provide an unmatched tenant experience."

The West End coworking space is Common Desk's second recent deal Downtown. The shared office company is also locating a coworking center in the Trammell Crow Center office tower on Ross Avenue.

The West End location in Factory Six03 will open early next year and will have access to the building's rooftop deck and food hall.
