Downtown Dallas Tower Attracts New Fintech, Online Education Tenants

A Downtown Dallas skyscraper has landed two new office tenants.

CBRE announces two new leases at 717 Harwood, a 34-story Class A office tower adjacent to the Dallas Arts District.

Roofstock, Inc., a California-based financial technology company, has leased 10,038 square feet and the American College of Education, Inc., signed on for 6,011 square feet.

Roofstock invests in leased single-family rental homes, with properties in 13 states. The company and subsidiary, Streetlane, will consolidate operations into the new space in April.

"Roofstock needed space that encourages inspiration, collaboration, and creativity," Frank McCafferty with Savills Studley said in a statement. "They found it at 717 Harwood."

Indianapolis-based American College of Education is an online college specializing in programs in education, leadership, healthcare, and nursing. The company will open the new location in March.

The 717 Harwood building is owned by Austin-based World Class Property Co., and was recently updated to include on-site dining, a fitness center, second floor lounge, and meeting rooms.

Downtown Dallas' First Arts District Hotel Will Open This Fall

The first hotel in Downtown Dallas' booming Arts District is set to open this fall.

The 183-room boutique hotel is part of the $250 million Hall Arts project at Ross Avenue and Leonard Street, across from the Meyerson Symphony Center.

Along with the hotel, the project includes a 28-story residential high-rise with 44 condominium units priced from about $2 million.

The hotel and condo tower will feature newly commissioned artworks and adjoins an existing sculpture plaza on the west side of the new building. The hotel's art collection will feature up to 50 local and international artists.

"I strongly believe that art, in all its forms, nourishes the human spirit, and as a longtime patron of the arts in Dallas, I cannot think of a better location for this exciting new boutique hotel," developer Craig Hall said in a statement. "I look forward to welcoming guests this fall to experience all that the neighborhood and hotel have to offer."

Construction started on the mixed-use project in the spring of 2017 on a vacant site next door to Hall's KPMG Plaza office tower. The new Hall Arts Hotel was designed by architects HKS Inc. and Bentel & Bentel.

The hotel will have two restaurants, including Ellie's, an eatery inspired by Craig Hall's late mother, Ellie Hall.

The hotel will have more than 6,000 square feet of space for private events. Its rooftop pool will have views of Downtown. There will also be 10 "Arts District-inspired" suites with special luxury features.

Renovation of Historic Purse & Co. Building in Downtown Dallas Moves Ahead

Developers have finished the first phase in the renovation of Downtown Dallas' historic Purse & Co. Building.                                               

The more than century-old former warehouse at 601 Elm St. is being converted into a combination of office and retail space by developer Tanya Ragan.

A new showroom space and other upgrades have been completed in the six-story, 70,000-square-foot building. Construction on the project is set to finish early next year.

"Years of accumulated neglect have been reversed, taking the historic building back to her original glory," Ragan said in a statement. "We're creating an atmosphere that is a fine balance between paying homage to history and being cutting-edge.

"This is not your typical commercial office or retail space."

Built in 1905, the Purse Building is one of the last undeveloped structures in Downtown Dallas' West End Historic District.

Ragan's Wildcat Management is redeveloping the building with historic tax credits and is seeking incentives from the city's tax increment finance district.

The DEC to 'Innov8te' with New Smart Cities Incubator that Supports Emerging Tech

The Dallas Entrepreneur Center Network announced the launch of its Innov8te Smart Cities Incubator at the West End location. The program will focus on supporting urban and civic transformation from regional smart city R&D and is backed by a group of public, private, and academic contributors including AT&T, Cisco, Microsoft, the University of Texas at Dallas, and the Dallas Innovation Alliance.

The incubator will highlight North Texas’ growing influence in a range of emerging technologies such as AI and machine learning, blockchain, and augmented and virtual reality, as well as the data and connectivity upgrades happening now with the rollout of 5G wireless that provides a major boost.

“We are excited to launch the Innov8te Smart Cities Incubator out of our West End location,” said Alyce Alston, CEO of The DEC Network, in a statement. “We are grateful for the cooperation of these leading companies and universities in the Smart Cities space. And we are thrilled to support the great work that the Dallas Innovation Alliance has done in partnership with the City of Dallas and its collaborators through the Smart Cities Living Lab and the Dallas Innovation District. New Hotel and Residential Tower Eyed for Dallas' Design District

A new project envisioned on the edge of Dallas' Design District would have a combination of hotel rooms and residential units.

Dallas-based JMJ Development is planning the high-rise on an old industrial site on Riverfront Boulevard overlooking the Trinity River.

"We are planning to build a hotel with condos as well as a [rental] component," said JMJ Development CEO Timothy Barton.

The tower would sit on top of several parking levels, which "gets us a nice view over the river levee," Barton said. He said the lower levels of the garage might be wrapped with a row of townhouses.

The 3-acre building site has been occupied by a printing plant. It's in an area of old industrial buildings that are being repurposed for new uses and other new developments.

Multiple apartment projects have been built in the Design District located just northwest of Downtown Dallas. And construction is currently underway close to Stemmons Freeway on a $108 million Virgin Hotel.

"You'll have the Virgin Hotel on one side of the district and we will be on the other," Barton said.

The developers are working with a yet-to-be-named hotel firm to operate the property, which will have between 150 and 250 rooms.
