Meeting under a tiki transforms traditional gatherings — encouraging creativity, collaboration, and out-of-the-box thinking, all with the relaxed energy only an island can inspire. Combined, these three covered spaces offer just under 5,000 square feet — but that’s only the beginning. Facility Guidelines We keep things easy and island-breezy at Three Waters — but there are a few guidelines to help keep your event running smoothly: Respect the Rhythm: To keep the Keys’ laid-back vibe (and our neighbors happy), local noise ordinances and cutoff times apply to all events. Vetted for a Reason: Unless approved in writing by Resort, Groups are required to work with our list of approved vendors — hand-selected to deliver the best experience possible. Smoke-Free Sanctuary: Our resort is a smoke-free environment, ensuring the fresh air stays fresh for everyone. Four-Legged Friends Welcome: Dogs are welcome at Three Waters! We just ask that they steer clear of public spaces like pools, dining areas, and event venues. Please note: All menu items, meeting room rentals, and site fees are subject to a 25% administrative service charge and 7.5% Florida sales tax. Need a heads-up on anything else? Your event manager will guide you through the easy dos and don’ts so you can focus on the fun.

Plans change — we get it. For group reservations, cancellation terms are flexible based on seasonality and demand. Your sales manager will outline all the details based on your group's specific dates.
