The Sunrise and Paradise Tikis offer over 3,200 square feet of covered, open-air event space, creating unforgettable settings for meetings, brainstorming sessions, group meals, and receptions. Meeting under a tiki transforms traditional gatherings — encouraging creativity, collaboration, and out-of-the-box thinking, all with the relaxed energy only an island can inspire. Combined, these three covered spaces offer just under 5,000 square feet — but that’s only the beginning. Groups also have access to endless beaches, waterfront decks, sun-drenched terraces, and even private dining takeovers at our on-site restaurants. All told, Three Waters offers nearly 80,000 square feet of unique, customizable space designed for groups who prefer fresh air, fresh ideas, and unforgettable moments. Facility Guidelines We keep things easy and island-breezy at Three Waters — but there are a few guidelines to help keep your event running smoothly: Respect the Rhythm: To keep the Keys’ laid-back vibe (and our neighbors happy), local noise ordinances and cutoff times apply to all events. Vetted for a Reason: Unless approved in writing by Resort, Groups are required to work with our list of approved vendors — hand-selected to deliver the best experience possible. Smoke-Free Sanctuary: Our resort is a smoke-free environment, ensuring the fresh air stays fresh for everyone. Four-Legged Friends Welcome: Dogs are welcome at Three Waters! We just ask that they steer clear of public spaces like pools, dining areas, and event venues. Please note: All menu items, meeting room rentals, and site fees are subject to a 25% administrative service charge and 7.5% Florida sales tax. Need a heads-up on anything else? Plans change — we get it. For group reservations, cancellation terms are flexible based on seasonality and demand. Your sales manager will outline all the details based on your group's specific dates. For individual reservations, you can modify or cancel up to 3 days prior to arrival without penalty (with some seasonal exceptions). Need help?
